Exploring a New Mesa Location

We're sharing our proposed plans and easement details for your review.

Western State Bank has created a site plan, exterior design, and floor plan for a possible new home in Mesa at 5602 East McKellips Road.

Before we proceed further, we seek an ingress/egress easement from the Apache Wells HOA that would allow safe and convenient access from 56th Street. While the City of Mesa has indicated support for this proposed access point, we want to request the easement before investing additional time and resources into the project.

Why the Easement Matters

We propose a single 50-foot-wide permanent easement, as shown in the site plan. This width is intended to cover the paved driveway along with the space needed to safely construct and maintain it over time.

Without the easement, the project wouldn’t move forward as currently designed. Securing the easement ensures we’re being responsible with time, money, and expectations before advancing further.

Our Commitment to the Apache Wells HOA

If the easement is approved, Western State Bank would:

  • Cover preparation of the easement document through our attorney (subject to HOA review and approval)
  • Pay the HOA’s legal fees related to the easement
  • Reimburse all out-of-pocket HOA costs associated with putting the easement to a vote
  • Provide $5,000 to the HOA upon recording of the easement
  • Fund and install a landscape plan (subject to HOA approval) including plantings, mulch, irrigation, and ongoing maintenance of the designated HOA area
