Starting With an Appraisal
The first step to any construction project is the appraisal, and we’ll need to put together a few documents before we can get started. Here’s a checklist so you can be prepared:
- Architectural plans
- Including the plot/site plan signed and dated by the builder and the borrower
- Tip: To keep things simple, you can send over digital copies of these documents
- Signed and dated description of materials and specifications
- Signed and dated cost estimate
- Acknowledgments of any construction costs you’ve already paid
- Copies of receipts for any purchases
- Legal documents detailing the property, purchase, and contract
- Any existing contracts for the project
Before We Close Your Loan
This next set of documents will be needed before we close out your loan. We’ll work with you to gather these as we move forward with your project, but here’s the list if you want to get a head start:
- Contractor’s license
- Contractor’s IRS certification
- Building permit
- Proof of liability and hazard insurance, including dates of coverage
Where to Start
Many of the documents above can be obtained from your builder or contractor, so make sure to reach out to their team if you’re missing anything.
